I would like to express my sincere appreciation for the excellent service I received from Hannah in helping to clarify some particularly complicated matters relating to the building’s block insurance. She dealt with everything in a highly professional, patient, and considerate manner, which was immensely helpful and made what had been a very stressful situation far easier to understand and manage. In addition, Hannah has consistently been kind, approachable, and supportive in all dealings concerning building issues and general enquiries. Her willingness to assist, together with her calm and reassuring manner, has been very much appreciated. I recently experienced an issue involving my loft space, which was a personal responsibility rather than a common building matter. Despite this, she still took the time to help and point me in the right direction, which I greatly appreciated, and the matter was resolved smoothly without any problems.

Don’t buy a property if this is the factor. They don’t maintain flat and the factor fees are astronomical. Had to edit this … what do you mean no record is my name not enough? Jesus is it really that hard to work out? Exact example of what am talking about complete cowboys.

I only leave reviews when I want to give something / someone five stars for being really great, otherwise I don't spend my time talking down businesses and services. I will happily make an exception with my opinions here. Hacking & Paterson are a disorganised, rude, smarmy, extortionate, ineffective / inactive, either shamefully dishonest or utterly incompetent, total mess of a company who do not deserve to continue trading. H&P ask for a float of £350 - compared with around £50 for other factors. Their admin fees are around 15-20% higher than all other factors, though their admin is an embarrassing quagmire that somehow seems to worsen at every turn. Opaque costs are added onto invoices at will with poor forward communication. They also communicate changes of terms in small text at the bottom of invoices, as opposed to via any sensible communication means. Eventually, our close met and voted to leave, in accordance with the law and with our title deeds. Not one positive word was said about H&P at the meeting and all who attended (and all those who voted in absentia) voted emphatically to get rid - 7 out of 8 flats (1 did not respond). First of all - we gave our termination notice on 30 December. By 13 January, they had not replied. We called to chase, and they told us they were "just getting round" to replying. That's what a £56.50 quarterly admin fee gets you. Then, H&P tried a flurry of measures - the legality of which piques my curiosity - to undermine our vote: refused to acknowledge that we had voted and were leaving; refused to acknowledge the final date of their services to us; tried to reorganise another close meeting (ostensibly to muddy the process and undermine the vote); tried to contact individual landlords to induce cold feet (though told us they were 'just trying to hear people's concerns', which they could have read in the meeting minutes we had emailed them twice); seem to have lied, saying that some landlords had not been informed of the meeting - which would render the vote void (we have recorded delivery evidence of notice served to all parties, so someone here is lying); either lied about having read the termination process outlined in our building's title deeds, or had actually read them yet still misquoted them (so, either illegal lies or embarrassing professional incompetence); refused to communicate with our newly-appointed factors to hand over the documentation for weeks; refused to give us their complaints form (which they are legally required to provide) and told us that we needed to state over the phone a legitimate cause for needing it, which they would then have to approve, before they could provide it (a lie and contravention of the code of conduct), finally providing it only after our 5th request; made themselves as difficult as possible to contact throughout the whole process, and were just horrifically rude (think the tones of a playground bully) when we actually managed to speak with the manager. They gave up, and we managed to move factor - but not without feeling bruised and exhausted. I am in no doubt that such tactics are a deliberate ploy to keep as many closes under their control as possible, without having to deliver anything remotely close to an acceptable service. This company capitalises on the fact that it is often difficult to mobilise a close of flats owned largely by absentee landlords, and their strategy seems to be to compound any hesitation with dissuasive measures (i.e. be impossible to contact, then horrid to communicate with, then imbue intimidation and hopelessness, and ultimately bamboozle and confound all efforts to proceed). I would be so curious to witness how their board meetings are conducted - surely they are aware of their reputation? Is it by accident or by conspired design? Are they proud of their work? Also, where do all the fees they charge go? If you are considering contracting them, do anything else available to you. If you are buying somewhere fact

Absolute shambles of a so called factor.Property Manager does not return emails and they change staff on a weekly basis without notifying residents. Fees are high when you consider you get absolutely nothing in return.

Why is there no 0 starts available for these reviews. In almost 6 years we haven’t really had problems with H&P however our estate has become a jungle as no works were carried out. This mob can’t even respond to an email. I have just found what the landscapers are responsible for and other than cutting grass and blowing the clippings about the place they don’t do anything. We must be owed a fortune for work not being carried out. We have weeds coming out the side of the road, overgrown shrubs, missing trees that weren't replaced, no weeding in scrubbed areas. This mob are a riot and it won’t be long until we get them sacked from here.

The most corrupt factors in Scotland how this company has not been shut down is incredible The last 2 properties i have lived at had to Terminate Hacking and Pattersons contract due to how bad a service they provide Group together speak to your neighbours and terminate their contract and get a reputable factor to take the new position. DO NOT APPOINT THIS FACTOR, AVOID, TRUST THE BAD REVIEWS

Need to give one star to review - not deserving of that. Worst factors around avoid at all costs. Prices constantly rising management of property is shocking. Very unhelpful don’t care about property owners only money. Pay for a service and get nothing for it. Poor communication from staff also. Experience with Glasgow branch.

We are on a new build site in Wallyford. This company should be avoided. Absolutely shambolic service. Say they are doing the work but never seen anyone in months. Just ask you to pay factor fees for no work done at all. In my opinion this 2 bit company should be put out of business
